OVERVIEW

A Feasibility Director requires a comprehensive understanding of the real estate and hospitality industries, as well as, a solid foundation of lodging real estate valuation experience. As a member of the Feasibility, Research & Analysis Team, the Feasibility Director’s primary focus is supporting the company’s investment decision making process by completing valuation, underwriting and due diligence analyses. The Feasibility Director will also contribute to the department’s other varied responsibilities and functions. The principal functions of the department currently include: feasibility and underwriting analysis of acquisitions and major capital projects, NAV, tax and hold valuations for owned assets, portfolio operational analysis and benchmarking, industry research and analysis, market research and analysis and preparation of quarterly operating reviews and outlook presentations.

CORE RESPONSIBILITIES

The Feasibility Director is responsible for independent and self-directed fieldwork and analysis to evaluate hotel markets, conduct site and property inspections, and prepare supply, demand, proforma financial and valuation analyses. Complex pro-forma and financial structure spreadsheet modeling are required. The Feasibility Director will report to, and all work product will be reviewed by, the Senior Vice President of Feasibility & Strategic Analysis. The Feasibility Director may supervise junior and/or support staff on a project by project basis.

EDUCATION/EXPERIENCE BS/MBA/MPS with concentration in Hospitality, Real Estate or Finance with minimum 3 years of relevant feasibility and/or financial analysis experience in a similar role. Minimum 1 year of self-directed independent fieldwork and market analysis experience. This position requires experience and familiarity with local, regional and international markets as appropriate. Excellent report writing, communication, analytical and computer (Excel/Word/database) skills are core requirements. Candidates should be self-motivated, committed to quality, and possess a strong desire to achieve team/company goals.

This position may require a minimum of 20-30% domestic, regional and international travel.
