 Job Title:Regional Team Leader, Capital Expenditures

 Description:SUMMARY STATEMENT 

Provide Design & Construction Department with team leadership and project management expertise to maximize value derived from capital expenditures for an assigned region within the HHR portfolio and to support the objective that projects are completed on time, on budget, with excellent design and appropriate scope.

 ESSENTIAL FUNCTIONS

 ·         For projects assigned and approved in the annual capex budgets, and for assigned ROI projects,  which include complex, difficult and high dollar value ($15 million plus) projects, represent HHR internally, with hotel operators and with consultants, contractors and vendors and assume responsibility for budget, schedule, and design. 

·         Assemble and manage required teams of consultants and contractors.  Negotiate contracts with each team member.

·         Present preliminary designs to asset managers and the HHR Cap Ex Committee.

·         Designate the appropriate level of on-site supervision to ensure the performance of each project team.

·         Review and approve monthly invoices for each project.  Review project records, accounting and financial forecasts.  Provide monthly status reports.

·         Develop relationships with consultants/contractors/vendors and evaluate their performance.

·         Assist Asset Managers with review and evaluation of the annual capital expenditure budgets for each hotel.

·         For assigned potential ROI projects, assist asset managers in their evaluation with respect to codes, budget, schedule and design. 

·         As team leader for a Capex Region provide the following functions working with Capex Directors assigned: 

·         Review/approve proposed General Contractors bid lists and bid results under the $3M threshold.

·         Regional change order review authority on General Contractor Contracts under $1M and other Change Orders under $250K.

·         Provide recommendations for Project Managers/Interior Designers/Procurement Agent selections.

·         Provide monthly tracking report roll-up within the region.

·         Provide recommendations to balance workload within the region.

·         Provide CAPEX project scope/budget reviews prior to the formal CAPEX budget cycle.

·         Provide review of construction estimates on ROI projects.

·         Provide one-stop access for project related problem solving within region.

·         Mentor team members for professional development within the goals of the organization.

·         Keep SVP Asset Management for assigned region and SVP, Design & Construction informed of significant milestones and issues. 

INTERACTIONS 

Internal- asset management, legal, accounting

External- consultants, contractors, vendors, Marriott International A & C, hotel managers, Directors of Engineering, hotel brand representatives

 EDUCATION/EXPERIENCE 

Degree in Design/Construction, architecture or engineering required.  Equivalent degrees will be considered.

Fifteen plus years relevant design/construction experience.  At least 8 years in hotel industry design and construction and at least 5 years of design and construction experience. 

Thorough knowledge of hotel industry design and construction. Thorough knowledge of construction industry contracting, scheduling, technical and project management standards. 

Creative problem solver in design and construction.

Ability to assume responsibility for design, budget and schedule of large (over $15 million), complex and difficult projects.

Multi disciplined a plus. 

REQUIRED SKILLS 

Ability to work as a mentor and supervisor within a team environment.

Excellent written and verbal communication skills.

Ability to handle multiple projects

Proficient with MS Office, MS Project

Available to travel 50% plus
